
Traditional Housing Coming To Former Site of Toms River Motel
A new "transitional housing" project is coming to Ocean County in Toms River. By definition, "transitional housing" is a stepping stone. It gives people and families a safe, temporary place to stay while they work toward getting back on their feet.

Whether someone is recovering from a financial setback, leaving an unsafe situation, or experiencing homelessness, transitional housing provides a stable place to live while they look for a permanent home, find a job, and get the support they need for a fresh start.
According to a post from Real Estate NJ, "A nonprofit has acquired a former motel property in Toms River that it now plans to convert to transitional housing, according to a brokerage team with Newmark Associates CRE."
According to reports, HABCORE INC (Red Bank) purchased space in Toms River that includes the Pelican Motel and other buildings. They plan to expand the area into transitional housing, "using a model that shelters homeless individuals and families without preconditions such as employment or sobriety and connects residents to case management, health care access and other support services aimed at long-term stability."
How Many Homeless Residents Are In Ocean County, New Jersey?
Homelessness is something that continues to affect families and individuals here in Ocean County. The latest Point-in-Time Count found that 577 people were experiencing homelessness on a single night in January 2025. Some were staying in emergency shelters or transitional housing, while others were living outside or in places not meant to be a home. It's a reminder that, for many of our neighbors, finding safe and stable housing is still a daily challenge.
According to reports, the purchase is estimated at $7 million.
