
Ocean County Is One of the Hottest NJ counties that’s in the Middle of a Huge Building Boom
What is a "construction boom"? A “construction boom” is when it feels like new buildings are going up everywhere all at once. Houses, apartments, stores, warehouses, suddenly every empty lot has trucks, cranes, and construction crews working on it. Usually, it happens when an area is growing fast, and more people or businesses are moving in. Around New Jersey, you can definitely spot it when roadwork and new projects are popping up nonstop.

If you have lived in Ocean County for any length of time, for me it's about 60 years, you have seen construction popping up everywhere. Some of it is good, some of it is not so good. I'll leave it to you to decide which constructions you see as positive and which you see as negative.
According to a recent article from NJ.com, there are three New Jersey counties that are seeing a "boom" with lots of new home construction in New Jersey, and Ocean County is one of the top three hottest.
Where Are The Hottest Counties In New Jersey For New Home Construction?
According to NJ.com, "New home construction is surging across New Jersey — driven mostly by three counties. Hudson, Ocean, and Bergen counties led the state in new home construction from 2020 through 2024, according to a new Rutgers University study that found New Jersey is building homes at its fastest pace in decades."
Between 2020 and 2024, Ocean County added 3,923 new homes. "An annual average of 36,596 new homes was built statewide during that five-year span — more than the annual average for any decade over the past 30 years, Rutgers researchers found."
Ocean County ranked 2nd in NJ in new home construction from 2020 through 2024. Hudson County ranked first, and Bergen County ranked 3rd. Salem County saw the least new home construction during this period.
