What is the New Jersey Anchor Rebate Program?
The New Jersey ANCHOR Program is designed to give eligible homeowners and renters a little financial relief from the state's high property taxes. If you qualify, you could receive a direct payment to help offset some of the cost of living in the Garden State.
The good news? Many people won't have to apply every year because they're automatically enrolled. Others, including some seniors, may need to submit an application. How much you receive depends on things like your income, age, and whether you own or rent your home.
Let's be honest—property taxes in New Jersey aren't cheap. So if you're eligible for an ANCHOR payment, it's money that's definitely worth claiming.
Could You Get an NJ ANCHOR Payment in 2026? Check Your Eligibility
According to the report, each benefit is calculated based on the applicant's age and income amount, and will take about 90 days to process. Here's how much residents should expect:
- Homeowner with gross income of $1500,000 or less: $1,500
- Homeowner with gross income of $150,001—$250,000: $1,000
- Renter ages 64 or younger: $450
- Renter ages 65 or older: $700

"Renters who were 65 or older in 2025 will receive an additional $250 bonus on top of their base payment. Renters age 65 and over who are not required to file a New Jersey Gross Income Tax return are eligible for a property tax credit of up to $50."
