Here's an interesting spin on home prices in South Jersey.

We analyzed Zillow data on towns in Atlantic and Cape May counties from February 2025 to February 2026 and compiled a list of the ten towns with the biggest home value increases over the past year.

These aren't necessarily the Atlantic and Cape May County towns with the highest home prices, although some of them would make that list, too.

These are the homes that saw the largest price percentage increases in home sales.

It is an interesting list that shows what local housing markets have been hot lately. You will see red-hot shore towns and up-and-coming offshore towns listed next to one another.

All of the top ten towns have shown an increase in price of over 4% in one year, in what is considered nationally to be a buyer's market with interest rates well above 6%.

That is really good news for local homeowners and not such good news for anyone trying to buy a home right now in South Jersey.

The information below shows the towns with the highest home value increases and the typical home price in that town.  Zillow calculates typical home values using a formula that is similar to the median.

Ten Local Towns With the Largest Home Value Increases

1- Margate, Atlantic County: 8.17%   $1,089,106

2- Cape May Point, Cape May County: 6.61%   $1,490,964

3- Egg Harbor Township, Atlantic County: 6.00%   $396,044

4- Sea Isle City, Cape May County: 5.49%   $1,449,377

5- Linwood, Atlantic County: 5.42%   $468,289

6- Strathmere, Cape May County: 4.93%   $1,513,245

7- Absecon, Atlantic County: 4.93%   $336,613

8- Hammonton, Atlantic County: 4.21%   $363,292

9- Brigantine, Atlantic County: 4.15%   $687,506

10- Marmora, Cape May County: 4.03%   $480,923
