Good News For South Jersey Renters: Only 2 Towns Made The Expensive List

Anyone looking for an affordable place to live in New Jersey knows how frustrating rent prices can be. But there’s a little good news for South Jersey renters: Just two towns in the region made a list of 25 New Jersey towns where rent increased the most in 2026.

The data from RentCafe compared average rents over roughly a year. Vineland and Camden were the only South Jersey towns to make the list.

Vineland Rent Increased by Just 1.49%

Vineland, located in Cumberland County, saw average rent rise from $1,540 to $1,563. That’s an increase of $23 per month, or 1.49%.

While even a small rent increase can add pressure to a monthly budget, Vineland’s change was relatively modest compared with the larger jumps that earned other New Jersey towns a spot on the ranking.

Camden Rent Increased Nearly 4%

Camden was the other South Jersey city on the list. Average rent increased from $1,403 to $1,458, a jump of $55 per month, or 3.92%.

Despite the increase, Camden had the lowest average rent among some of the towns included in the ranking.

Why Aren’t Shore Towns on the List?

Wondering why popular shore destinations like Wildwood, Cape May and Ocean City didn’t make the cut? The ranking relied on large-scale apartment rental data, and those towns didn’t have enough information to produce reliable average-rent figures for this comparison.

That doesn’t mean renting at the shore is cheap. It simply means those towns couldn’t be fairly compared using this method.

The encouraging news for South Jersey is that just two towns appeared among the state’s biggest rent increases. It’s not a complete picture of every rental market in the region, but it definitely gives local renters one reason to look beyond the headlines about New Jersey’s rising housing costs.
