Our country's current economic woes has had a huge impact on the real estate market. While it hasn't been great for homeowners or sellers, it's actually been a good thing for buyers. Home prices are quite low right now and mortgage rates are at historic lows. If you've ever considered buying instead of renting, now is the time to get the ball rolling.

With that in mind, I've been going through the process of house hunting. I just met with my realtor this morning and checked out a couple of properties.

One of the hardest things of house hunting though - you'll always find something wrong. You could find the perfect location, just the right size, brand new appliances, but those tiny closets can be a deal killer.

And then there's price to consider, you could find the perfect place that's just a little above your budget, but a less than perfect place right below your budget. So what do you do?

It can be fun to poke around and look at places, but when it's time to actually make a decision it can be quite a challenge.
